What are home measurement services?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement service, a certified appraiser takes measurements of the home with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the home and the general layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a measurement service?

Disputing property taxes

Property tax records frequently reflect incorrect square footage because the values can come from many sources, and sometimes go unproven — which means you may be paying for more square footage than you have! Unless an appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before disputing what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property up for sale

A floorplan service can secure a fair price for your home. Area is one of the most important factors potential buyers examine when purchasing a home — but since these values are often estimated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make sure that your client's home closes at a price that correctly reflects true market value, we suggest seeking a home measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool for enticing potential buyers because they can view the layout and attributes of the home before and after touring.
